Description

This course is mandatory for the GRI Designation. Recognize the tax benefits in the acquisition, ownership and disposition of real property and learn how the use of the property will determine the tax consequences. Discussions include four different uses of real property: principal residence, rentals, investment and second homes. Gain a general understanding of how tax basis is computed, including adjustments for improvements, section 1031, and depreciation. Identify tax withholding requirements on property sold by non-residents and learn the basics of "Like Kind" Exchanges. Class will be taught via ZOOM video conferencing. Access link and course materials will be emailed prior to the class. This course will be SPLIT into 2-3 HOUR classes instead of 1-6 HOUR class. MUST ATTEND BOTH SESSIONS ON JUNE 17TH & 18TH TO BE ELIGIBLE FOR THE GRI DESIGNATION AND/OR CE CREDIT. Instructor: Brad Konishi

A Photo ID and current real estate pocket card is required at each check-in. Students must LOGIN on time and be present for 100% of the course. Failure to meet these requirements will result in forfeit of course fee and/or CE certification. RAM reserves the right to reschedule or substitute instructors; reschedule or cancel a class due to insufficient registration; and dismiss disruptive students from the classroom.
